There is a common view that commercial property investment is the sole domain of large institutional investors.

From our experience at KM Property Funds, however, that could not be further from the truth.

In fact, a wide range of people invest in our unlisted property funds, all of whom are at different stages of their career and life, with varying amounts of money to contribute. It could be from as little as $20,000 or it could $1,000,000.

There is no real 'typical' investor in our funds. If there is one trait that all our investors share, it’s a determination to make the most of their hard-earned income and to set themselves up financially for the future – a responsibility that we take very seriously.

First time investors, retirees, and high net worth investors all make use of KM Property Funds to complement their portfolio of investments. Investors are attracted to the strong yields and potential for solid capital growth that characterise our properties.

Self-Managed Super Fund (SMSF) managers are also keen investors within our unlisted property funds. The funds add a reliable and regular income stream, and financial advisers will often invest clients’ money in our funds to diversify a portfolio.

According to our research, investors tell us that KM Property Funds offers them access to asset opportunities that generate strong yields from revenues, which are underpinned by long term lease contracts with blue chip tenants. Moreover, investors are comfortable with our conservative approach to the amount of debt we use in the financing structures of our funds. Other features that investors tell us they like include our hands-on approach to tenant relationships and service, as well as asset management where we rigorously manage expenditure to ensure that as much value as possible is released to investors.

KM Property Funds has four funds with over $170 million of funds under management and more than 900 investors.
