Thebarton Square is the former Thebarton campus of the University of Adelaide, comprising a complex of commercial and warehouse buildings in the north-eastern corner of the suburb. The fund purchased the property for $17.25 million in February 2020 on behalf of two corporate clients.
The property is in a prime location some 2.5 km west of the Adelaide CBD with linear park linkage to the Adelaide Riverbank precinct, including the $5.0 billion Biomedical/Medical precinct and North Terrace in the suburb of Thebarton.
Thebarton Square is on a site area of 14,510 sq.m. with a net lettable space of 10,627 sq.m. and 91.2% occupied at acquisition. Some of the tenants at the property include Coca-Cola, Viterra, and Nokia. The property has potential for future development as it is zoned Urban Corridor Business Policy Area 37, allowing a mixed-use development, including residential up to six levels.
